Before we arrive
You book an inspection by phone or through the form on this site. We confirm the time, and we send a text reminder the morning of. Inspections are typically 60-90 minutes. You do not need to be home, but most homeowners want to be there for the walkthrough at the end.
The roof walk
I or one of our senior team members will walk every section of the roof. We photograph the field shingles or tiles, every flashing, every penetration, the valleys, and the ridge. We use a moisture meter if we suspect leak entry points. We are looking for material wear, install issues, and signs of past or current water intrusion.
The photo report
You leave the inspection with a written report. It includes photos of every section we walked, callouts on anything we flagged, and a plain-language explanation of what each issue means. No jargon. No "you need a new roof" without showing you why.
The verbal walkthrough
Before we leave, we walk you through the report in person (or over the phone if you were not there). We tell you which issues are urgent, which can wait, and which ones you can probably ignore. If your roof is fine, we tell you that and the inspection cost is the only thing you pay.
What happens if you need work
If something needs repair or replacement, we send a written estimate within 24 hours. The estimate is line-item, with a flat price per item. No "estimated range" or "we will know more when we open it up." If we find unexpected damage during install, we stop, photograph it, and call you before we charge a dollar extra.
No pressure, ever
The inspection is the end of your obligation. We do not call you, do not put you on a follow-up list, and do not show up unannounced. If you decide to use us for the work, great. If not, you keep the report and use it however you want. Call (520) 703-0072 to book yours.
